Why Build Modular?

Modular homes are built in a controlled setting with a full-time crew: no weather delays, storm damage or labor diversions. The process is friendly to the environment. There is less energy consumption because workers are not traveling to the site for 12 to 15 months. We use building materials more completely, so there's less waste. Modular homes use 30% more materials than stick builders. The most stress placed on your home is when it's traveling down the road and lifted by the crane. Homes are built in the factory on laser leveled floors. They are framed in jigs to insure they are built square and plumb. Factories also use kiln-dried wood, which minimizes twisting and shrinking compared to the green wood used by stick builders.

Faster Completion Time:

Since homes are constructed in factories, you don't have to worry about delays due to weather. Therefore whether it's snowing, raining, or extremely hot or cold your home can still be built on time and on schedule.

Also, stick builders have to work sequentially. That is, they have to clear the land and pour the foundation before they can frame the house. Modular builders can work simultaneously. While your home is being built in the factory, we will be able to clear the land, excavate the property and install the foundation.

For these reasons a modular home can be built in as little as 3 months compared to a year for the average stick builder - resulting in less interest paid on a construction loan.

Less Expensive:

It costs about 20% less to build a modular home when compared to normal stick building. The reason we are able to charge less is that factories are able to buy materials in bulk and pass these saving on to the consumer. There is also less waste when materials are cut in the factory than on site.

Factories also use local craftsman and carpenters. The labor rates for these workers are also far less than the market rates in Eastern MA. These savings are also passed onto the consumer.
