Sometimes customers are anxious to have control over their project to ensure the progress is running smoothly, on schedule, and according to the agreed specifications. Sometimes customers simply have a knack for construction work and want to be involved in the construction of their home. This can work in a homeowner's favor because it can allow them to save a considerable amount of money. In fact, "being your own builder" can take as much as 40 percent off the cost of your new custom home.
ZN Custom Building and Remodeling can work out a plan that allows homeowners to be in control of their project. Our team will meet with the homeowner to design a house according to their specific needs and any applicable zoning or coding specifications. Our team will also work with the factory to coordinate schedules, and handle the manufacturing and delivery of your home. ZN experts can also offer consulting services, if needed. This arrangement can take some of the pressure off the homeowner and provide answers and solutions to any questions or problems that may arise during the course of the construction project.
The homeowner would be responsible for locating, supervising and coordinating all subcontractors for final details like the painting, flooring, roofing, siding and electrical work. The homeowner would also be responsible for securing all the necessary permits and arranging for the house to be set at delivery time. Plumbing and electrical tie-ins will also be the responsibility of the homeowner to locate and secure. The site itself will need to be set and the foundation laid.
The landscaping, driveway, appliance installation and utilities hook-up will also be the responsibility of the homeowner. The homeowner will also need to schedule home inspections with local authorities at regular intervals along the way. This will ensure the house is in keeping with codes and is not violating any zoning ordinances. The structure itself will be nearly complete upon delivery, having been done off-site and transported in. However, some marriage walls within the structure may need to be finished by the homeowner.
"Being your own builder" can be a full-time commitment. However, many homeowners consider it worth the time to save money and be a part of seeing their home take shape. Our consulting services option enables the homeowner to proceed with confidence and the support of more than 20 specialized experts.
