Modular Homes: Cheaper Now and Later – Part 2
As I pointed out yesterday, a modular home is cheaper to build than a home built onsite and it is cheaper to live in. In my last post I talked about why it’s cheaper to build. And in this post I’m going to talk about why it’s cheaper to live in.
First, the home comes with a 10 year guarantee. Now, most builders who build your home onsite would only give a 1 year guarantee. But a modular home comes with a guarantee that is 10 times as long, even though it is built in a way that is far more structurally sound. So, on the slight chance that 8 years down the road something unexpected happens, you wouldn’t be covered in your site-built home but you would be covered in your modular home.
Second, the home is far more energy efficient. In a recent study by the University of Florida, site built homes were found to average 11 exchanges of air every hour while modular homes were found to exchange air an average of only 7 times.
Third, the home is built in a controlled environment. This means that the building materials are protected from the elements, which reduces or eliminates instances of warping, shrinking, cracking, bending, and mildew - all factors in the reduced lifespan of parts of your home.
